Westminster Landing
We are located close to the major thoroughfares of Interstate 4, East -West Expressway and the Florida Turnpike making commutes to downtown Orlando or the Airport a snap.
Amenities include one natural lake, a pond, private walkway to Windy Ridge School, and a community park with two Tennis Courts, a Basketball Court & Tot lot. The Westminster Landing HOA sponsors both adult and children social events. Schools
Westminster Landing has great neighborhood schools. Windy Ridge which is the local elementary/middle school has had an A rating for eight years. Windy Ridge has a private walkway from Westminster Landing for residents only. Chain of Lakes Middle School has had an A rating also for eight years. Olympia High School, which has had either an A or B rating since its founding in 2003. The Westminster Landing Homeowners Association
The Westminster Landing Homeowners Association is made up of fellow residents so they are dedicated to ensuring that the quality and standard of living is maintained in their community. We are a non-profit corporation that was created under the laws of the State of Florida. It was incorporated under those laws for the purpose of protecting and nurturing the interests of its homeowners, preserving and improving property values, maintaining the common areas, and developing programs and events to enhance a strong sense of community spirit.
The Association was formed when the Declaration of Covenants, Conditions and Restrictions were recorded. You became a member of the Association the day you closed on your new home. Westminster Landing HOA provides community leadership, architectural control, covenant enforcement, community events, accounting and finance, operation and maintenance of recreation facilities.
Community leadership is provided by the Board of Directors, as well as the Association Committees. All residents can participate in various committees. These committees help shape the future of Westminster Landing. All meetings are open to the public.
Homeowners are required to submit plans for any and all exterior improvements for approval to the Architectural Review Board prior to installation. Our goal is to ensure choices are in harmony with the overall appearance of the community.
Southwest Property Management
Westminster Landing's Board of Directors is assisted by Southwest Property Management of Central Florida Inc. They are an Orlando based, locally owned corporation specializing in the management of Homeowner Associations in Central Florida. SWP managers are quickly accessible to their communities. Their phones are answered during normal business hours and calls are routed to the necessary departments. Their partners and Licensed Community Association Managers, Spencer Solomon, Gary Comstock and Vickie Lewis have over 30 years of combined experience in Property Management. Southwest Property Management updates office and field technology quarterly, using the latest tools to be able to provide fast, dependable service to their family of communities.
All SWP managers are mobile and are able to be in the community at a moment's notice. Managers do not need to come to a central office to make decisions or to review community business. All managers carry a laptop computer and have access to the home office server for a "hands-on” exchange of information. In the case of contractor’s work or covenant violations, managers use digital cameras to capture imagery. The imagery, along with a data file, is quickly fed into their data banks so that letters are generated quickly and decisions can be made that day. This data exchange gives their management staff and office staff a detailed glimpse into conditions in the field and allows them to make deliberate and concise decisions that affect their family of communities. This saves their communities time and money. Interactive technology enables their staff to network electronically with our Board of Directors as well as homeowners. This technology keeps the Board, their offices and residents in our communities, updated quickly as changes take place.
Using their technology, Boards of Directors have the distinct advantage of reviewing minutes and notes from Board Meetings within hours of the end of a meeting. Residents are kept up-to-date in their community by logging onto SWP website. There they will find Contact Information, ARB forms, Reservation Forms, Complete Copies of their CCR’s, Garage Sale Information and Important Dates to remember.
