Miller Seal Coating has completed the exit and street areas at the park on Horse Ferry Road near the tennis courts. Resealing the rest of the streets is going to a major inconvenience to everyone. The best that can be expected is to minimize the inconvenience as much as possible. To that end Nancy Shaffer, Al Samball, the owner of Miller Seal Coating along with the other Board members have spent hundreds of man hours coming up with the best three options.
Option #1 – This is Nancy’s Proposal – by far, this option creates the least amount of inconvenience – but it is the most complicated of the three options - it takes the longest amount of time to complete and it requires three or four people to manage the communications and logistics.

Option #2– This is the plan that was used the last time the streets were resealed – this option does have its problems and it does create a fair amount of inconvenience – but it is not that complicated - it takes less time to complete and it only requires two to three people to manage the communications and logistics.

Option #3– This is Miller Seal Coatings’ preferred option. – this option takes the least amount of time – it is the easiest to do – but it creates major parking and traffic problems.

Under the circumstances Option 2 is the best choice.
Beginning September 2010 sealing will begin in front of homes. Homeowners will be notified of their scheduled day. The Neighborhood will be implementing a one way driving pattern- the same one used for the garage sale- which can be found
here during this project. A map of the sealing project can be found here. A complete schedule can be found here. If rain delays the installation of sealer on your day it will be rescheduled after the rest of the neighborhood is completed.
The contractor will be applying two coats of sealer. Since this is the second time the streets will be sealed and trees now heavily shade the streets, the drying time of the sealer may be longer than the last time.
Expect dry times of 24-48 hours.
Dry time will be determined by the vendor who will remove cones when drying is completed.
Homeowners need to:
• Keep children off of the sealer.(Sealer will be dry to walk on within 2 to 3 hours)
• Ask neighbors for a parking area or find a parking area for vehicles to use for the 24-48 hours that will be needed for the sealer to cure. The best location will be across the street. Please contact your neighbor and ask to share driveways for this project. Additional parking will be available at the park or completed areas.
• Turn off water sprinklers the night before sealing. The sealer cannot be applied to wet or damp streets
• Plan on protecting driveway skirts and driveways by either tarping the surface or spreading sand to absorb any tracking of the sealer.
• Be careful driving through the neighborhood and follow all directional signs. Sealing tar can damage automobiles and concrete surfaces. The HOA will not be responsible for damage caused to private property.
• Move trash cans to the opposite side of the street if your area is to be sealed on a trash/recycle day.
• Do not have deliveries or landscapers on your sealing day or the day after.
This is the most expensive project conducted in our community to date. Once completed our neighborhood should look great! Your cooperation in implementing this project is appreciated!
